Humidity and the coil
Bradenton here do not usually die of rust, but they do pick up surface corrosion at the coil, and a corroded coil binds against itself instead of sliding. That is what the light film of oil on a properly serviced spring is for. It is not lubrication in the way people think; it is keeping the coils from rasping on each other.
Storm season
The garage door is the largest single opening in most Florida houses, and it is the one the wind gets into. A door that fails in a storm does not just come off — it pressurizes the house from underneath the roof. If your door has a wind-load rating, the label is on the inside of one of the end stiles, and the bracing is part of that rating. Removing or leaving out a strut because it rattles is quietly undoing the whole thing.
Heat and the opener
An attached garage in August runs hot, and the opener lives at the top of it where it is hottest. Thermal cut-outs on older motors trip more often here than they do further north, which shows up as a door that works fine in the morning and refuses at four in the afternoon. That is worth mentioning on the phone, because it points somewhere specific.
Sand and the bottom seal
Grit gets under the bottom seal and into the track at floor level. It is the reason the lowest roller on each side wears first and the reason a bottom section rusts from the inside on older steel doors.

Broken springs, doors that will not close, and cars trapped inside go to the front. If we cannot do it today we will say today, rather than book you and reschedule at four o'clock.
Windows, not “between eight and five”
Two-hour windows, and a call from the truck when we set off. With two trucks and no dispatcher there is nothing between you and the person driving.
Gated communities and HOAs
Tell us the gate code or the visitor procedure when you book. In this part of Sarasota County that is half the reason a truck ends up sitting outside a community for twenty minutes.
The parts on the truck
Common springs, cables, drums, rollers, hinges, bottom brackets, safety eyes and opener gear kits ride with us, so most calls finish on the first visit. Odd sizes and new doors are ordered, and you get told that before we come, not after.
The list is the towns we actually get to
A service area that covers three counties usually means a call center somewhere else and a subcontractor you have not met. Ours is the towns two trucks can reach and get back from, which is why it is a list of names rather than a circle drawn round a pin.
