Somebody walks the property before there is a price
Surface types and their condition, water access and pressure, where the run-off goes, what is planted underneath, and anything already damaged that we photograph before we touch it.

Anything uncertain gets a test patch
Oxidized siding, old wood, rust staining and anything painted get a square done first, and you look at it dry. It is the difference between an expectation and a disappointment.

You get the quote in writing, itemized
House, driveway, roof, gutters, cage and deck priced separately. Approve all of it, some of it, or none of it. Nothing bundled so that declining one means declining everything.

We clean each surface at the pressure it wants
Concrete with a surface cleaner. Wood with the grain. Siding chemically, under 500. Roofs at roughly garden-hose pressure and never more. Beds and turf wet down before, kept wet, and rinsed after.

Every surface, the method, the pressure, the solution and its dwell time — and anything we refused to do, with the reason.
