An inspection report reads like a handyman list and isn’t one. Half the lines are ours: a door that doesn’t latch, missing caulk, a loose handrail bracket, a torn screen. The other half are a licensed trade’s: a reversed-polarity outlet, a slow drain, a GFCI that won’t trip.
So we sort it first, out loud, and you know within a day which lines we take, which need an electrician or a plumber, and which the owner wants to see. Nothing on the list gets lost, including the referred lines, which stay on it at $0.00 from us.

After the visit you get the list back with each line marked done or referred, and the date. It’s a record of the work, not an inspection.
