A turnover list starts before the tenant leaves: the move-out notes, the listing date and the owner’s spending limit. We take the notes line by line, sort each one, and write a price against the limit so it can go to the owner before anything starts.
A turnover is also where a handyman list most often crosses Florida’s $2,500 line. When yours might, we say so first, and we never split it into smaller invoices to stay under. If it’s a bigger job than ours, you hear it before anything is spent.
