What we do, and
what we will not do
There is no package here and no good-better-best. There is a roof, a list of what is wrong with it, and a price against each line. Some of those lines come back at $0.00 because we were asked and said no.
- 01 Tear-off and re-roof Old roof to the deck, deck repaired and re-nailed to code, dried in, flashed and shingled. The only version of a new roof we sell.
- 02 Roof repairs A repair when a repair is honest, and a straight answer when it is money thrown at a roof with two years left in it.
- 03 Leak diagnosis Attic first, roof second, water test third. The stain on your ceiling is almost never under the hole.
- 04 Flashing and pipe boots Step, counter, apron, kick-out, valley metal and boots. Where roofs actually leak, and where caulk pretends to be a repair.
- 05 Ventilation, intake and exhaust Ridge vent is the easy half. The soffit intake feeding it is the half that is usually missing.
- 06 Storm inspection What we look at after a blow, what we will document, and the two things Florida law says a roofer cannot do for you.
- 07 Gutters, fascia and drip edge Gutter apron, hanger spacing, pitch and outlet count. Most rotten fascia is a drip edge problem wearing a gutter costume.
- 08 Flat and low-slope roofing Lanais, porch roofs and additions under 2:12, where shingles do not belong and a self-adhered system does.
Four things we do not sell
Overlays. A second layer of shingles over the first. The reasons are on the home page, printed at $0.00 on a real report.
Roof coatings on shingles. A sprayed acrylic over a worn shingle roof does not add life to the mat, it adds weight and it makes the eventual tear-off filthy and slower. On a flat roof a coating is a legitimate system with a legitimate spec. On shingles it is paint.
Roof cleaning by pressure washer. The black streaking on a Florida roof is algae and it comes off with a low-pressure chemical wash. A pressure washer takes the granules with it, which is the roof's sunscreen. We do not do the work, and if somebody offers to pressure wash your shingles, say no.
“Roof certifications” as a substitute for an inspection. A certification is a contractor putting a number of years on a form for a lender or an insurer. It is a prediction, not a survey, and the two get confused constantly. We will happily do a written condition report. What we will not do is sign a piece of paper promising five years for a roof we would not put five years on.
